04Offer, negotiation & purchase agreement1 – 3 weeks

We represent your interests in price and terms negotiation, then coordinate with a notary-public to prepare the bilateral purchase-sale agreement (SPA). Escrow instructions are set up with a licensed escrow agent. An initial deposit (typically 10%) is placed in escrow upon signing.

03Design development4 – 7 weeks

Refined floor plans and sections, exterior elevations with material annotations, interior layout studies, structural system selection, and MEP coordination. A preliminary construction cost estimate is issued at this stage.

Construction

Excavation, reinforcing steel placement, concrete pours for strip footings, pads, or slab-on-grade as specified. CFIA inspections at each concrete pour milestone. Waterproofing and sub-slab drainage installed before backfilling.

04Structure, envelope & roofing6 – 18 weeks

Columns, beams, floor slabs, walls, roof structure, roofing membrane or metal sheet, windows, and exterior doors. The building is made fully weathertight before any interior works commence, protecting the fit-out from the tropical rainfall season.

05MEP rough-in & interior fit-out6 – 14 weeks

Concealed electrical conduit, plumbing rough-in, AC installation, followed by plastering, tiling, floor finishes, cabinetry, joinery, and sanitary ware. Solar panels, battery banks, water treatment, and rainwater capture systems installed in parallel where specified.

Storm damage, roof leak, electrical fault, broken water line, or any urgent matter — our team responds within 24–48 hours. We send a WhatsApp or video update within the first hour of arriving, obtain your approval for any repair over an agreed threshold, and provide a written completion report.

Solar Energy Systems

From a precise energy audit to a fully commissioned solar and battery system — we design, supply, and install off-grid and grid-tied solutions built for the Osa's tropical sun.
